NSW Building Inspection of The Week

‘Lynwood’ is located in the Sydney suburb of Stanmore.  Our Marrickville based building inspector (John Markham) had the privilege of inspecting this historical, Federation era home built in 1897 which has come onto the market for the first time in 30 years.

When completing a building and pest inspection on a Federation home in Sydney we always look for:

  • Condition of the mortar in the brickwork
  • Rising damp
  • Internal and external cracking
  • Condition of roof tiles and internal ceilings
  • Upgrades of electrical wiring

Properties located in this area can also be affected by soil movement, expected deterioration of the footings and foundations due to soil movement over time.  This often presents as cracking of internal and external walls, noisy or bouncy floors and windows or doors jamming or ‘sticking’.

Conducting a building inspection in Sydney’s inner suburbs is always a challenge and very interesting.  The challenge arises in because Federation era Buildings in Sydney were often renovated around the 70’s and contemporary buyers, as well as our Building Inspectors, are often faced with the challenge of original late 1800’s to early 1900’s construction methods combined with renovations and extensions reminiscent of the lurid 1970’s.

However many defects we find in homes of this vintage are to be expected and are part of the ‘charm’ of a heritage home.  For example the introduction of terracotta tiles from France continued up until the start of the war.  Some of these original tiles are still in place and the new buyer of the property should be prepared for the fact that they are at the end of their useful life and may require replacement in the short term as they would by now be brittle and very soft.

Buying a Federation era home should not be avoided due to the defects found but buying a federation home aware of the risks, costs, challenges and requirement for replacement and maintenance is a far better position to be in.
