Making an offer on your first home or your forever home can be stressful. You want to secure the property but at the same time protect your interests.

Placing any offer on a home or investment property should always be made subject to a pre-purchase Building and Pest Inspection clause. It’s important to also reference the right to withdraw or vary your offer should a major defect or evidence of pest activity be identified.

If you are in this position and about to make an offer, grab a pen and take down the following wording.

“This contract is subject to the purchaser obtaining a building, termite and timber pest inspection from a qualified building inspector within 4 days of the day of sale. Should this inspection show any defect, the purchaser may, at their sole discretion, end the contract of sale, within 2 business days of receiving the report.”

What happens after the offer?

Once you have made your offer, subject to a building and pest inspection, you can book your job online (if it’s after hours) or call our Australian based customer contact centre on 131 546 and they will put you through to your local building inspection expert.

We will contact the estate agent and arrange access confirming with you as the job progresses each step of the way.

We will then call you after the inspection with a verbal report and ensure you have your written report within 24-hours.

We also make ourselves available to you after you’ve received the report so that you can talk through any questions you may have.
